AMR Commercial, LLC. ("AMR") was founded in 1994 in Bethesda, Maryland by John C. Alexander, William K. Montrose and Mark D. Rittenberg to provide commercial real estate services to tenants, owners, and investors in the Greater Washington D.C. Metropolitan area (Maryland, the District of Columbia, and Northern Virginia).
The three principals at AMR have a combined total of over sixty years of commercial real estate experience and have witnessed first hand numerous cycles over the past twenty (20) years. We are a mid-size firm in number but large with respect to the number of transactions we have completed.
Placing and understanding the client’s needs first and foremost is what AMR does best. Whether it is negotiating the most favorable lease terms for a tenant, unlocking the full potential of an office building for a property owner, or discovering hidden value for an investor, our goal is to understand the client’s business and expectations before creating and implementing a systematic plan tailored to the specific needs of the client.

AMR Commercial is proud to have given over $25,000 in 2015 to support the many organizations that help make our community such a great place to live. The list of beneficiaries includes many local schools, non-profit and service organizations throughout the Washington DC Metro area.
15,000 SF Lease in Tysons
C2 Technologies has recently renewed the lease for its corporate headquarters. The government contractor will continue to occupy a full floor at 1921 Gallows Road. Bill Montrose represented the tenant in this transaction.
Multi-family Redevelopment in DC
1122-1124 Bladensburg Road, NE, was recently sold for $3.4 million. The purchaser intends to begin construction of multi-family apartments before the end of the year. Ted Kroos was the sole agent on the transaction.
Bladensburg Road Sale
4321 and 4331 Bladensburg Road in Colmar Manor, Maryland recently sold. Two 12,000 square foot buildings on over two acres of land which is to be redeveloped traded for $2.4 million. Ted Kroos represented the buyer in this transaction.
1400 Spring Renews/Expands TD&P
Tom Dawson & Partners has recently signed a lease for approximately 7,000 square feet that will keep them in the Silver Spring building for the foreseeable future. Bill Montrose and Zach Dubin represented the Landlord in this deal.
Bethesda Law Firm Expands
IA Donoso and Associates has recently expanded into approximately 5,500 square feet at 4800 Montgomery Lane, Bethesda. Mark Rittenberg represented the tenant in this transaction.

Teaching foreign languages for over 35 years, Lado has recently renewed its lease for approximately 8,000 square feet at 1400 Spring Street, Silver Spring. Bill Montrose and Zach Dubin represented the landlord, Bernstein Companies.
Peak Performance USA Finds New Home
The environmental manpower company signed a lease for approximately 7,100 square feet at Two Wisconsin Circle, Chevy Chase. Bill Montrose represented Peak Performance.
$11,350,000 Office Sale in Fairfax
10555 Main Street in Fairfax was recently sold off market to Fairfax Building LLC. Arthur Benjamin and Zach Dubin represented the purchaser in this transaction.
Warehouse Sells in District Heights
7950 Cryden Way, Forestville, recently sold for $2 million. The two building complex totals approximately 34,500 square feet zoned I-1. Ted Kroos represented the seller, 79 Cryden Way LLC.
Bethesda Urban Partnership Renews
The Bethesda urban district managers have renewed their lease for approximately 6,000 square feet at 7700 Old Georgetown Road, Bethesda. Jack Alexander represented Bethesda Urban Partnership.
RP3 Agency Leases at 7316 Wisconsin
Building owner Chevy Chase Land Company has renewed the advertising agency for 6,200 square feet. Jack Alexander and Mark Rittenberg represented the landlord in this transaction.
Equity One Keeps Two at Westwood II
Smathers & Branson, the makers of needlepoint belts and accessories, has renewed its lease for 7,500 square feet at 5110 Ridgefield Road, Bethesda. River Road Surgery Center has also renewed its lease for approximately 4,500 square feet. Jack Alexander represented Equity One in both transactions.
715-717 Sligo Avenue Sells
The 38,000 square foot piece of land traded for $1.8 million. Zoned CRT, the lots are home to a small office building. Bill Montrose and Alex Alperstein represented the seller.
Bethesda Office House Changes Hands
4712 Rosedale Avenue recently sold for $1,350,000. The 2,100 square foot house will be occupied by the new owner. Mark Rittenberg and Tyke Papanicolas represented the seller.

4833 Rugby Avenue Gets New Tenant
Earth Touch Studios is moving their U.S. production studio into a full floor at the Draiman Office Center. Mark Rittenberg represented the landlord, Draiman Properties.
The Tysons based communication and information technology company recently signed a renewal and expansion that will grow their presence in 8330 Boone Boulevard to 14,000 square feet. Bill Montrose and Sam Farnum represented MicroTechnologies.
Takoma Theater Sells
Purchaser Rock Creek Property Group paid $2.2 million for the historic theater located at 6833 4th St. NW, Washington. Alex Alperstein was the sole broker in the transaction.
Jemal pays $5.8 million for Bethesda Gas Station
Douglas Jemal purchased approximately 9,500 square feet of land that is currently home to the Auburn Exxon gas station located at 7975 Old Georgetown Road. Arthur Benjamin and Zach Dubin represented Jemal in the transaction.
Rare Georgetown Sale
1413 Wisconsin Avenue in sought-after Georgetown recently sold. NG Georgetown Realty paid $3.3 million for the 6,000 square foot mixed-use building that is home to Reddz Trading on the first floor. Zach Dubin and Arthur Benjamin represented the seller.
CORE Network Selects Bill Montrose as Chairman
The international network of independently owned commercial real estate firms has elected Bill to serve as the national chairman for the coming year.
VIKA Maryland Continues to Grow
The Germantown, Maryland civil engineering firm has signed a lease that now gives them 18,000 square feet at 20251 Century Boulevard. Jack Alexander represented VIKA in the transaction.
Keller Benefit Renews in Bethesda
The insurance consultants will continue to call 7316 Wisconsin Avenue home, as they recently renewed their lease for approximately 8,000 square feet. Jack Alexander and Mark Rittenberg represented the landlord, The Chevy Chase Land Company of Montgomery County, Maryland.
Multi-Family Sells for $2.9 Million
Community Realty Company purchased 1401 Tuckerman Street, NW. The 29-unit building was fully occupied at the time of the sale. Sam Farnum and Tyke Papanicolas were the sole brokers in the transaction.
SunEdison Adds Another Floor
The world’s largest alternative energy company leased another floor and a half at 7550 Wisconsin Avenue in Bethesda. They now lease over 50,000 square feet. Mark Rittenberg represented SunEdison.
1300 Spring Street Lands 15,000 S.F. Tenant
HIAS, the Jewish refugee aid agency, will bring its 50 employees to the Silver Spring building owned by The Bernstein Companies. Bill Montrose and Zach Dubin represented The Bernstein Companies.
80,000 Square Feet of TDRs Trade in Northeast, DC
An entity related to Ronald D. Paul Companies bought the development rights to use at a development at One Florida Avenue, NE. Arthur Benjamin was the sole broker in the transaction.
Silver Spring Building Sells
8611 Second Avenue was purchased by the Goddard School. The 26,000 square foot building sold for $5 million. Bill Montrose and Alex Alperstein represented the seller.

Future Development Site Sells in NE Washington
The Exxon at 2230 New York Avenue NE was recently sold to the Ronald D. Paul Companies. The property, located at the corner of New York Avenue and Bladensburg Road, traded for $12 million. Arthur Benjamin and Zach Dubin represented the seller, Capital Petroleum Group.
Woodmont Triangle Buildings Sell:
4934 St. Elmo Avenue, the longtime home of Bethesda Florist, was sold for approximately $1.9 million to The Lenkin Company, who also recently purchased the adjacent 4936 and 4938 St. Elmo for approximately $3.4 million. Jack Alexander represented The Lenkin Company in both sales.
Warehouse Sale in the District
2052 West Virginia Avenue in NE Washington was sold for $4,320,000 to purchaser, GH Development, LLC. Ted Kroos and Sam Farnum brokered the deal.
Laurel Medical Building Sold
Montpelier Office Center at 9811 Mallard Drive recently sold for $3.4 million to buyer Bristol Capital. Greg Gosnell represented the seller.
Jemal Picks up 1601 New York Avenue NE
Currently a Shell gas station, the property traded for $2.7 million. Arthur Benjamin and Zach Dubin represented the seller, Capital Petroleum Group.
507 N. Frederick Avenue Trades
The 10,500 square foot building sold for $1,950,000. This is the second time Bill Montrose has sold this building on behalf of the then current owner.
NE Washington Assemblage Grows
1122 Bladensburg Road was sold to Shorb Properties for $625,000. The 2,500 square foot lot will be added to Shorb’s adjacent holdings. Ted Kroos represented Shorb Properties.
Long and Foster Finds a New Home
The residential real estate power house recently signed a lease for approximately 5,000 square feet at 8737 Colesville Road in Silver Spring. Bill Montrose and Zach Dubin represented the landlord, a partnership controlled by Atlantic Realty Companies.
Capital Laser and Skin Care Joins The Collection at Chevy Chase
This state of the art skin care center has signed a lease for the 2nd floor of the premier destination for luxury shopping in the nation’s capital. Jack Alexander and Mark Rittenberg represented the owner, The Chevy Chase Land Company of Montgomery County, in the transaction.
The medical device maker recently leased approximately 12,000 square feet at 4350 East West Highway, Bethesda, Maryland. Mark Rittenberg and Zach Dubin represented Telcare.

Along with its $1 million renovations, the Bethesda retail center has recently signed SoulCycle, Noodles and Co, Dunkin’ Donuts and Tako Grill to bring the center to 100% leased. Mark Rittenberg represented the landlord in these transactions.
20,000 S.F. Lease at 1300 Spring Street
Silver Spring based Associated Insurance Management (AIM) is relocating its corporate headquarters to the Class A building in downtown Silver Spring. The building is now 98% leased. Bill Montrose and Zach Dubin represent owner, The Bernstein Companies.
